HOW IT WORKS

Our Three Stage Process

#1 STAGE ONE - ADVERTISEMENT

Our service begins upon landlords registering their interest. From here we implement our professionalism to provide the most coherent service for our clients. 

First, we assemble key information on your property, whilst carrying out market research to determine a competitive rent value. We then market your property, reaching greater numbers of potential tenants through advertising on top UK property portals such as Rightmove, Zoopla, OpenRent and more.

#2 STAGE TWO - SOURCING AND SETTLING YOUR TENANT

We will review all tenancy applications for your property, carrying out extensive background checks through tenant referencing, credit checks, checking tenants right to rent, and affordability of the rent. Once a reliable tenant has been found we will settle them as quickly and efficiently as possible, showing our undivided commitment to the complete process. 

This process involving: creation and signing of the AST agreement, forming an accurate and detailed report of condition (inventory); the check-in process, registering this new occupancy with the appropriate utility providers and district council; and finally, collection and protection of the tenants security deposit and first months rent.

#3 STAGE THREE - ONGOING MANAGEMENT OF THE TENANCY

Through our fully managed landlord service, we try and accommodate both you and your tenants best interests. We achieve this through being responsive, addressing any queries you and your tenant may have. Additionally, as part of our ongoing management we work on conserving your investment through carrying out regular checks on your property assuring that it's good condition is maintained.

 

Additional ongoing services include: rent collection, tenancy renewals, and management of the end of tenancy procedure - after which we can extend our service to your next tenant, starting the procedure all over again.

#4 STAGE FOUR - LEGALLY BINDING TENANCY AGREEMENT

We will mange the process once an application has been made, all administration work will be handled by our selves prior to the tenant moving in. The short hold tenancy agreement will be create for you and your tenant to sign. You will have time to proof the contract before it is sent across to your new tenant.

#5 STAGE FIVE - DEPOSIT PROTECTION

SFPM will insure that your tenants deposit will be insured with a government approved deposit scheme. A certificate of the deposit will be provided to your tenant.

#6 STAGE SIX - INVENTORY & WELCOME PACK

A professional inventory is used as evidence should there be any dispute at the end of a tenancy. We will provide an inventory which will be signed and checked by your tenant. The Inventory is used on both check in and check out along with the 6 month Inspection. We also provide a welcome pack which will hold all required documentation for your tenant. The welcome pack comes with the, How to Rent, EPC document, Details of the Deposit, Gas safety Certificate (If Required) and our contact details.

#7 STAGE SEVERN - TENANCY RENEWAL

Once the tenancy agreement comes to an end we will notify you in plenty on time. We will notify you first followed by your tenant to make sure both parties are happy with a tenancy renewal. If the tenant decides to move on we will then move forward with the Inventory check out process.
